STEP ONE- DECISION TIME
You need to decide:
How many people are going to move in together- we can cater from one person to ten!
» Which area(s) in Manchester you would like to live in
» The maximum rent each person can afford per week

STEP TWO- CHOOSING WHICH PROPERTIES TO VIEW
homes4u has possibly the largest selection of homes to choose from. It couldn't be easier to get listings of our available property- you can:
» click on the 'rentals' link in the banner above and search on your criteria
» call or e-mail our branches and they can e-mail or post you a listing- contact us
» visit one of our branches and pick up a list,
» or if you are interested in private halls, click thru here.
after you have looked thru the selection of available property, you need to:
» select your top 3 properties, and then a 3 back-ups, and make a note of their reference numbers
» please note- homes4u cannot view all of the properties we list, so we often rely on landlord's descriptions. We do however have alot of experience, and can recommend properties if you ask.
» there are several ways to arrange viewings- you can do it online, or in person at our offices.
» either way, you need to give us times and dates when you will be available to view, & try to be as flexible as possible. It is a good idea for all of your group to view the properties together.
» our home advisors will then arrange you a maximum of three viewings, and provide you with details.
» if for any reason you can't make the appointments, or are running late, you need to call the office and let us know.
» if the properties are not suitable, homes4u will have many more for you to see, so get in touch!
but if you see a house that you want to take, it's time to move onto the next step....

STEP THREE- SECURING YOUR HOME
If you view a property, and want to take it, it is essential that you act quickly, as good property goes fast!
Contact homes4u and let them know that you want to sign for the property-if possible it is best to go straight to our offices.
to secure the property...
EVERYONE in your group will be required to pay:
» an agency fee which is equivalent to one weeks rent + vat
» a deposit, which is usually equivalent to five weeks rent
and will need to complete a:
tenants application form and provide either your uni library card or a letter from uni confirming your place.
PLEASE NOTE THAT A PROPERTY CANNOT BE RESERVED WITHOUT THE ABOVE.
we will then make an appointment for you all to come into our offices and complete the agreement.
you will each need:
» your bank details
» to pay retainers for July and August, usually half rent.
» a guarantor- a UK based relative who can gaurantee to pay your debts if you fall into arrears.
» to sign a tenancy agreement
PLEASE NOTE THE ABOVE MUST BE COMPLETED WITHIN SEVEN DAYS OF RESERVING A PROPERTY. YOUR CHOSEN PROPERTY IS NOT SECURE UNTIL A TENANCY AGREEMENT IS IN PLACE BETWEEN YOUR GROUP AND THE LANDLORD, AN ALL PAPERWORK AND PAYMENTS ARE RECEIVED FROM ALL OF YOUR GROUP.
