full student letting service 2007-08

Once property is registered on our systems, it is advertised from our South Manchester and City Centre Offices, and will appear on our detailed listings as well on our website-which means NATIONAL exposure. We will also arrange for one of our eye-catching For Rent boards to go up at your property.

Photos: Up to 3 digital photographs provided by the landlord will be added to our website free of charge.1 of these pictures will also appear on our lettings lists. The photos can then be kept in our database for use each year at no additional charge.

Prospective Tenant Care: homes4u has been awarded Investor in People status. Our fully trained Advisors will qualify and advise prospective tenants, and arrange for suitable clients to view your property.

Tenancy Negotiation: Once suitable tenants are found, we will vet the applicants through our detailed Personal Details Form, which in addition to taking full details from them will give you three points of reference. We will liaise with tenant and landlord to ensure suitability and iron out the final details, and take the deposit to secure the agreement, which we will then forward to you.

There will be a registration fee of £50 plus V.A.T for a twelve month period, for this service. Upon securing a tenancy, a fee equivalent to a week's rent plus V.A.T (minimum fee of £50) will become payable, from which the initial registration fee will be deducted. The registration periods are from the 1st of January to the 31st of December

student contract service 

Once suitable tenants are found for your property, we can sign them up on our legally prepared standard Assured Shorthold Tenancy Agreement, and collect deposits, the first month's rent, as well as getting references/ student ID, standing orders for the rent, council tax and water rates responsibility forms and personal detail forms completed.

The cost of this service is £25 per tenant, to a minimum of £50, plus VAT. Where the Landlord would prefer a year's cheques to be collected instead of a standing order, there will be an additional charge of £20 plus V.A.T per tenant.

We have fully trained viewings representatives who can take the hassle out of showing prospective tenants around your property. We will do ALL viewings until your property is let, and can take internal photos for you, at a one off cost of £100 plus V.A.T

full professional letting service

The service we offer for those Landlords seeking professional tenants is as comprehensive as our full student service. We will market your property, add photos, advise prospective tenants and negotiate the tenancy in the same way. This service includes negotiating tenancies, preparing agreements and obtaining references at no extra cost. Where we conduct viewings, we can also take internal photos for you at no additional cost.

The fee for this service will be equal to half a month's rent plus V.A.T which becomes payable once a tenancy is secured.
