Want to take a homes4u property?

Follow our step-by-step guide to reserving your next home...

Step 1 - Reserving a property

To initially secure the home of your choice, everyone in your group will need to:

Step 2 - Paperwork & Payments

Once the above is completed, it will reserve a home for 7 days only. To secure it, you and everyone in your group will need to complete all of the tenancy paperwork:

  • You must provide proof that you are a student
  • You will need a UK-based guarantor to complete a Guarantor Form and provide a copy of their photo ID
  • You will need to sign 2 copies of the Tenancy Agreement

And you will also need to arrange the following payments:

  • Post-dated Retainer Cheques for 1st July & 1st August, payable to the landlord.

OR;

  • 1st month's rent

Whoever is paying the rent for the rest of the tenancy will need their bank details to complete a Standing Order Form (PDF).

Overseas students and those without Guarantors will need to pay all rent in advance.

Making your payments to homes4u

You can pay via debit card or most major credit cards, in person or over the telephone.

Payment types

Please note: there is a 2.5% charge for credit card payments.

Alternatively, you can pay in cash, by cheque payable to 'homes4u Group Ltd' or you can arrange a bank transfer of funds, using the below bank details:

If you are transferring funds from outside of the UK, you will also need:

Please make sure all payments are accompanied by the name of the tenant and property address as a reference.

If you apply for a property, and do not complete the tenancy process and/or choose not to move in, the Agency Fee is non-refundable, as may be the holding deposit (if applicable). Any refunds due will be returned, subject to refund details being provided (ie bank details and address).

Unless homes4u manages the property on behalf of the owner, we are not party to the tenancy agreement, and do not have an ongoing relationship with the tenancy. ‘Let-Only’ Landlords employ our services to complete contract paperwork, and monies taken are paid over to them.

Glossary

Agency Fee

This fee is payable to homes4u for matching you with a suitable property or landlord. It does not relate to the ongoing tenancy.

Deposit

As there is often a gap of many months between students securing a property and actually moving in, many landlords take a Holding Deposit to secure their and your committment to taking the property.

There should be a specific Holding Deposit Agreement in place, which clearly outlines under what circumstances the deposit is refundable, or not. Ideally the money should be held by a third party. Once the tenancy commences (you move in), the deposit becomes a Tenancy Deposit, subject to regulations.

Guarantor

A Guarantor is someone, usually a parent, who promises to meet the terms of the tenancy, such as paying rent, if you don't. If you cannot provide a Guarantor, speak to a member of staff. You may still be able to take a property.

Tenancy Agreement

We usually use a standard assured shorthold agreement (AST). There are some circumstances when we can't use an AST, for example when the tenancy is for less than six months, or the rental income generated over the term of the tenancy is greater than £25,000. In these cases, we use a Non-Housing Act Tenancy.

Retainers

Retainer payments do not entitle you to live in the property during July & August. This must be agreed in advance with the Landlord, and may require full rent. Retainers 'hold' the property for you over the summer month's before you move in. The property must be available for occupation (ie not a building site, or with another tenancy) in order for the landlord to charge retainers.

Standing Order

A standing order (unlike a Direct Debit) is in the payees control, not the landlords. The Bank Account holder is therefore the only party who can cancel or amend it.You will need to cancel it at the end of your tenancy. (This can usually be done online)

Proving you're a student

You can do this with a letter from your place of study, offer letter or a valid library card, but not an NUS card.
