tenancy agreements
Once you have found a property you wish to move into you must sign a tenancy agreement for the property. You will be required to pay an agency fee equal to one week's rent + VAT in order secure the property.

For your information, most landlords will require payment of a deposit, a retainer and an advance rent. They will also usually require credit reference and/or employer's reference and/or guarantor. These should be agreed with your landlord prior to the signing of a tenancy agreement.

Your commitment to pay our agency fees arises when you commit to take a property introduced through us or with an owner to whom we have introduced you. The Law of England stipulates that no one under the age of 18 years can sign a contract.

If any cheque or other form of payment to us is dishonoured, there will be a further charge of £20.00.

The construction, validity and performance of this letting shall be governed by the Laws of England.

For the purpose of the Financial Services Act 1986 (amended), homes4u hereby gives notice that it is not an "authorised person" nor is it authorised to carry on "investment business" within the meaning of that Act. Anyone seeking further information about or intending to take up any arrangement concerning any such financial services (including without limitation a mortgage, life insurance or other investment business) should check for themselves the service provider's authorisation according to the purposes of the Act and for related reasons. In this connection, any such customer will be a customer of the relevant services provider and not that of homes4u.
