Vacancy is for a Lettings Negotiator - Deansgate, City Centre branch

OTE £22,000.00 – £24,000.00 per year

We are expanding both of our homes4u lettings teams and an exciting opportunity has arisen for two lettings negotiators to join the homes4u team in Manchester City Centre and Fallowfield.

homes4u are the areas leading property company, offering sales, rentals and property management across our City Centre and South Manchester Branches. Established in 1990, from day one we have committed to offering outstanding customer service and providing value adding services.

What we offer
We offer a structured training and progression programme including funded industry-recognised qualifications. Fundraising activities for our partner charity Maggie’s such as Manchester 10k, rough runner, Quiz events and raffles. This January members of the team raised funds running 50 miles for Maggies.

Team events, outside of COVID restrictions these included payday drinks, go-karting, crystal maze and motivational speakers. Team events will be remote under restrictions.

Our commission scheme is uncapped and all employees are auto-enrolled into our pension scheme.

About the role
In the role of Letting Negotiator, you will be working in a team and will report to the Letting Manager. Your duties will include

Keeping in contact with potential tenants, making recommendations for properties, conducting viewings and helping them to find their ideal new home.

Looking after a portfolio of landlords during the marketing process, feeding back from viewings and suggesting ways to maximise tenant enquiries. Ensuring the properties are promoted to the highest standard online with high-quality images, floor plans and descriptions.

Generating new business appraisals and promoting homes4u’s award-winning property management services.

As a member of the homes4u team, you will be an ambassador for the brand, giving outstanding customer services and encouraging client feedback.

Property Manager – Withington

We are currently looking for a property manager to join our team to assist with our growing portfolio. We are looking for either individuals looking to start their career in property who will benefit from our in house training programme, or experience individuals looking for career progression with an established award winning property management company.

Key responsibilities include

♥  Managing a portfolio of circa 200 properties across Greater Manchester

♥  Being the main point of contact for your portfolio landlords and tenants, responding to all enquiries/requests promptly and professionally.

♥  Arrange routine and emergency maintenance as required.

♥  Ensuring and maintaining high standards across your portfolio.

♥  Undertake property visits and routine inspections.

♥  Working with the rental administration team during the end of tenancy process.

♥  Liaising with letting departments to maintain occupancy rates and prevent voids.
