Dressing to Impress: A Few Tips for Selling Your Property

Give it a “show home” feel
When selling your property, you need to pack away as many personal items as you can. The less clutter, the better. If you currently live in the property, pack away the kids’ toys and back issues of Top Gear Magazine. Make sure your dirty pots are away, and your laundry pile is out of sight. This is especially important for photographs and visits.
You can stage your property without breaking the bank, and I have a few failsafe tricks that I always use with my clients. These include using statement finishing touches to catch the eye of buyers on the web, on the street and elsewhere!
For example, a bright new rug and matching cushions really make an impact on photographs. I like to go for something that suits the property but makes it stand out with pattern or colour. Similarly, dressing your beds and adding some cushions and a matching throw gives bedrooms a boutique hotel feel. Keep it subtle by limiting patterns and bright colours to cushions and throws, while using all white bedding where possible. Other feature accessories such as a lampshade on the landing or in the hallway can also make a big impact. If you shop around, you can always find a bargain.
Keep it fresh
Minimising clutter and staging stylishly will freshen up your property. However, the fragrance will hit the potential buyer long before the interiors, and will remain with them throughout. Use air fresheners and diffusers with a pleasant smell to enhance the experience of potential buyers as they enter the house.
Revamp and Revitalise
If your property is in dire need of a face lift before it goes on the market, then refurbishing is not necessarily an unfeasible option. A lick of paint, or a few new furniture pieces may be all you need. If you don’t want to go for a traditional “neutrals” palette, then monochrome – black, white and grey – is perfect for a clean, modern look. Bright whites and light woods always give a fresh feel to a property.
As mentioned, however, you don’t have to expend a tremendous amount of time, money or energy in order to give your property the edge. In summary, keep it nice and clean, clutter-free, smelling good and dressed to sell!
