EPC Changes 2018
From April 2018, private non-domestic (and domestic) landlords must ensure that properties they rent in England and Wales have a minimum EPC rating of E before granting a tenancy. This means Landlords with a rating below the Minimum Energy Efficiency Standards (MEES) will no longer be able to rent out a property after April 1st 2018.
These requirements will then apply to all private rented properties in England and Wales – even where there has been no change in tenancy arrangements – from 1 April 2020 for domestic properties, and from 1 April 2023 for non-domestic properties.
Unless the property is registered as an exemption a penalty of up to £5,000 will be imposed for a property which breaches the requirement for a minimum E rating.
When it comes to MEES there are a few exemptions associated:
•The building is listed or officially protected
•The buyer/ tenant has applied for planning permission to demolish the building
•The building is due to be sold or rented out with vacant possession
•The building is suitable for demolition and the site could be used for redevelopment
So how can you improve your EPC? The best solution is to replace the appliances to more efficient ones as this will go a long way in improving the EPC of your property. The most effective solution that many landlords have found over the year is the replacement of an old boiler as this is the most efficient way of increasing your rating.
