Coming into the summer months it’s important to check your properties before tenants move in. Checks are great for minimising costs and keeping the property in tip top shape. Here’s a couple of pointers of things to do and check in time for summer 2020.
Government guidance for moving during the coronavirus outbreak states that all viewings should initially be remote before a physical viewing takes place.
With virtual viewings becoming the new norm ensuring your property is presented well and having videos in place is now more important than ever. Poor imagery and a lack of media could lead tenants to discount your property before a physical viewing.
A survey found that it takes just 10 seconds to decide whether a tenant likes a property from the outside [Barclays Mortgages]. It’s important to do what you can to maximise the outdoor space to improve the appeal of your property. In the same survey, tenants named the most desirable feature is a well kept garden, followed by double glazing and space for parking. Now’s the time to take on the small tasks to improve the look of the house. A bit of landscaping adds to the character of a house and could ultimately increase your rental value.
Create a checklist
Being proactive is the best way to keep tenants happy and your property in good condition. Write a to-do list of everything that needs doing to it and start with the achievable tasks first. Soon enough you’ll find you can easily keep on top of tasks rather than waiting for them all to pile up. Separate your list into different areas, whether it’s types of jobs or rooms, this is an easy way to stay organised and on top of things.
Prevent any costly repairs with a routine appliance check. You should be checking these twice a year. 60 fires per week are caused by faulty household appliances. Set up your appliances correctly and register them for warranty if you haven’t already. You’ll be notified of any product recalls this way too.
Make tenants aware they are responsible for keeping them in a good condition, create a checklist of contact numbers for the appliances and include instructions and manuals.

Up-to-date smoke detectors
It’s your responsibility to install smoke alarms and carbon monoxide detectors. Create a checklist and put reminders to check them into your calendar. It’s good practice to check they’re working during an inspection too.
Use this as a time to check for any other necessities such as adequate fire extinguishers, PAT testing and ensuring you’re fully compliant with regulations.
Now is a good time to do a full compliance audit. With regulations frequently updating, it’s easy to let things slip your mind that you need to be compliant for.
