What tier 3 and local lockdowns mean for the property market

Changing restrictions in the North West and the introduction of the tier system have brought a lot of uncertainty. Here’s everything you need to know (so far).

Government advice is changing almost daily, so you’d be forgiven for being unsure about what you can and can’t do under the new guidelines for your area. The latest update has seen much of the North West, including Greater Manchester, plunged into tier 3, the highest level of Coronavirus restrictions. 

So what does this mean?

Can I list my property if it’s in a tier 3 area?

Yes, at homes4u its business as usual as far as listing properties are concerned. Our team is working hard to ensure our clients safety is of utmost priority, while working towards making the whole process as stress-free and easy as possible. We have made some changes, including virtual property valuations where we’re able to, and where face-to-face viewings are required our team is kitted out with the necessary PPE to keep us all as safe as we can. 

Can I still move home if my area is in tier 3?

Yes, in tier 3 estate agents, solicitors and removal firms are all allowed and able to work as normal. The government has advised that viewings can take place under strict safety guidelines.

Can  I still visit a listing in-person?

Where possible we encourage and follow a 2 step process of virtual viewings first then followed by a face-to-face viewing.  We will be undertaking safety measures and viewings will not take place if any of the parties have experienced any Covid-19 symptoms or been in contact with anyone who has shown symptoms. 

Our team will follow government guidelines at all times by wearing a facemask during the viewing and will observe social distancing guidelines.

Can I view any properties remotely?

What about maintenance and safety checks?

Our team will continue to arrange maintenance work and safety checks communicating with tenants at every stage. Social distancing and hygiene measures will be in place throughout the visit and tenants will be contacted with plenty of advanced notice ahead of any required visits. We ask all our contractors to sign a declaration to ensure they observe Government Guidance for working safely in other peoples homes. 

Can I have tradespeople in my property in tier 3?

Yes, all work should be carried out by following the current government guidelines. Tradespeople should check in advance that no one in that household is showing symptoms of coronavirus, self isolating or shielding. Both residents and tradespeople also have a responsibility to make people aware if they are experiencing symptoms and rearrange the works inline with government guidance. 

How should a property be prepared for a new tenant?

At homes4u our team will carry out standard inventory, check-in and check-out procedures but will continue to adhere to social distancing and hygiene rules. Ahead of a change in tenancy, our team will complete rigorous checks in-line with government guidelines.

How will local lockdowns affect move in dates?

We encourage all parties to be as flexible and as understanding as possible in these difficult times. We will ensure that any keys are appropriately cleaned before being handed over to the relevant party.
